Outshine competition
Globe Trade Centre S.A. (GTC) is a top developer of office buildings, shopping centers and residential properties in Central & Eastern Europe. Having just built a new residential development for mid to upper-level families, GTC needed a full-service advertising campaign to promote their project to the local market and fill the vacancies. In a market as rapidly developing as Romanian real estate, the main challenge was how to outshine the competition. What GTC needed was someone to create a communication strategy that would clearly define why their housing was better than the rest. As you might have guessed, after finding Pictas, their search was over.
From the beginning, GTC wanted us to think the entire strategy around the existing name and slogan: “FeliCity. Home near the forest.” Now, it might seem like we were getting it easy with the concept already in place, but innovating on a given topic is always more challenging than doing it from scratch. We not only had to come up with an excellent campaign, we had to do it based on someone else’s idea.
SOLUTION
Identify the decision makers and wow them.
One of our most valuable skills is our ability to research and identify key market variables. So, after conducting an extensive study of Romanian real estate transactions, we found that nearly 75% of the time women are the key decision makers of the family. Using this data, we decided that the communication strategy should revolve around emphasizing a warm and protective natural setting, in order to make it appealing to women seeking a safe and nurturing home to raise their children in.
The first important phase of the project was for Pictas Advertising, a division of Pictas Online, to come up with innovative and eye-catching tools for the sales team to show to their prospects. Now, when you think of most real estate pitches, images of standard flyers and brochures come to mind, and let’s be honest, when is the last time one of those caught your eye? Can you even remember the last one you saw? So, in light of our target being women, we gave everything a twist and, instead of making the standard folder we’ve all seen a hundred times, Pictas Advertising designed it as a box of chocolates. Inside the box was a brochure, presentation CD, a 3D site plan in A3 format, a flyer and map of the location, and, as the cherry on top, a pocket filled with forest-fragrance flowers, to link the slogan, “Home near the forest,” to the presentation materials.
The second and most important part of the project was designing the website to bring in the prospects. To keep the communication unified, Pictas Online gave the site the same look and feel as the other presentation materials and designed it to have a dynamic and friendly touch that wouldn’t make visitors think they needed to be an architect to visualize what the houses would look like. The result was a beautiful flash website, hosted by Pictas Online, which explored the logo and established a full brand identity for the project.
In the end, the site had everything women would
want from it: nice music, butterflies, and all the information a potential
buyer could need, including easy to spot business and leisure areas. And of course, being that we are a UI design
company, the site was also practical from our client’s point of view: it was easy to update due to its strong
CMS (Content Management System) platform, and could evolve along with the
real-life constructions to the housing development. To all of this we added a monthly and a
special occasion newsletter to keep people interested and informed.
The combination of the sales tools and the website we created ensured that our client could effectively attract prospects and sell them on the apartments.
RESULTS
A near sell-out.
This campaign was one of the most well-received on the market, resulting in hundreds of apartments sold in the first six months and a great deal of sales starting from a prospect visiting the website. The project was a win-win because not only did GTC sell their housing units, but they continue to be a Pictas client today.
